San Diego New Homes: A Pricing Opportunity

In Late-Q3 2026, newly built San Diego homes sold for a median $498 per sq-ft, versus $582 for existing homes, a ~14% pricing advantage.
That $84 per sq-ft spread translated to ~$168K savings on a 2,000-sq-ft home, enough to move buyers across several local price tiers.
A fixed-budget shopper could get more finished space from a builder than from an owner selling an older home, reversing years of coastal pricing assumptions.
The tradeoff was supply: new construction made up just ~3% of San Diego sales over the 12 mo ending in Late-Q3 2026.
Even with limited availability, San Diego buyers willing to wait for the right project could find builder pricing below comparable resale homes.
